Steve Dering works with McGuire Marketing clients on the structure, marketing and sale of private residence clubs (luxury fractional real estate) at prestigious resort and urban locations. Steve created the residence club concept and introduced the prototype in 1991 at top-rated Deer Valley Resort in Park City, Utah. The Deer Valley Club has served as the model for most of the high-end fractional developments that have followed. In addition to numerous resort residence clubs, Steve structured and launched The Phillips Club in Manhattan, the country’s first urban residence club and the largest grossing residence club in the world ($300+ million in sales). He also created the first residence clubs in Mexico, Bermuda, Argentina, and Florence, Italy. Steve has consulted on more than 40 residence clubs and his projects have generated more than $1 billion in sales.
Steve has been a presenter at national and international symposiums on fractional ownership. He has been quoted in the New York Times, Business Week, and Conde Nast Traveler, among other publications, and was featured in the business books The Middle-Class Millionaire: The Rise of the New Rich and How They are Changing America and Business Brilliant: Surprising Lessons From The Greatest Self-Made Business Icons. Steve works with McGuire Marketing’s developer, hospitality and asset owner clients in evaluating potential residence clubs and conversions, conducting preliminary business discussions, assessing project feasibility, formulating club ownership parameters, and supervising residence club legal structure, design, marketing and sales.
Steve is also the founding partner of the Elite Alliance luxury exchange company (www.EliteAlliance.com) and serves on the board of Equity Residences (www.EquityResidence.com), a private equity fund focused on the acquisition of luxury vacation homes. He served on Deer Valley Resort’s first executive team and was responsible for the positioning and marketing of this top-rated ski destination in Park City, Utah. The Deer Valley Resort launch is considered to be the most successful in the history of the ski industry. He also orchestrated the launch of the Park Meadows Country Club community in Park City, which features a Jack Nicklaus Signature golf course. He was the founder, owner and editor of the local Park City newspaper, served as an elected member of the Park City Council, served on numerous civic boards, and was a systems analyst with a top-secret security clearance for the National Security Agency in Fort Meade, Maryland.
